
The Brief
Perched on Hooken Cliffs overlooking the Jurassic Coast, The Lookout Tower occupies one of the most spectacular locations in Devon. Situated within an Area of Outstanding Natural Beauty (AONB) and adjacent to the UNESCO World Heritage coastline, the property is a well-known local landmark with significant historical importance.
Believed to have originated in the late 19th century, with records indicating a building has stood on the site since 1889, the tower is listed within the Devon Historic Environment Records and is associated with an Admiralty flag signal station used during the Napoleonic Wars.
Working closely with the owners and HMAD Architects, the vision was to sensitively transform the historic structure into a unique, contemporary retreat while preserving its character, heritage, and relationship with the surrounding landscape. The challenge was to create a building fit for modern living while respecting both the historic significance of the site and its extraordinary coastal setting.


Our Work
Project Management & Building Etc delivered the complete construction package from start to finish, coordinating all trades throughout the project and ensuring the highest standards of workmanship were maintained at every stage.
The original form of the tower was carefully retained to preserve its distinctive character, while extensive refurbishment and redevelopment works enhanced both its appearance and functionality. Key elements of the project included the construction of a replacement single-storey extension, the creation of a stunning roof terrace offering panoramic coastal views, and the installation of a three-storey lift to improve accessibility throughout the building.
A new second floor was created by enclosing the existing parapet with a glazed lantern structure, maximising the breathtaking views across the Jurassic Coast and surrounding countryside. Internally, the layout was reconfigured to provide accessible, contemporary living spaces designed for comfort, practicality, and long-term use.
Sustainability was a central consideration throughout the build. Existing building fabric was retained wherever possible, alongside the installation of photovoltaic solar panels, an air source heat pump, and enhanced thermal insulation to improve energy efficiency. Biodiversity enhancements were also incorporated, including bee bricks, swallow nesting cups, and coastal meadow planting to support local wildlife and habitats.
The Outcome
Completed in Spring 2022, The Lookout Tower has been successfully transformed into an exceptional contemporary coastal property that balances modern luxury with historic preservation.
The project has secured the future of this important local landmark, creating a sustainable and accessible building that can be enjoyed for generations to come while celebrating its unique setting and heritage.
The quality of the redevelopment received widespread recognition, culminating in the project being named Regional Winner at the 2023 LABC Building Excellence Awards.
The Lookout Tower has also gained national attention through features in George Clarke's Remarkable Renovations, as well as coverage in Devon Live, Devon Life, Coast Magazine, and Muddy Stilettos, showcasing the project's outstanding design, craftsmanship, and sensitive restoration.
