Our client approached us with a vision to transform a modest bungalow in Starcross, originally a historic gatehouse to the nearby Manor House. The property had previously been extended in a piecemeal fashion over the years, resulting in a layout that lacked cohesion and did not fully take advantage of its exceptional location overlooking the Exe Estuary.

The Brief

Our client approached us with a vision to transform a modest bungalow in Starcross, originally a historic gatehouse to the nearby Manor House. The property had previously been extended in a piecemeal fashion over the years, resulting in a layout that lacked cohesion and did not fully take advantage of its exceptional location overlooking the Exe Estuary.

Working closely with Living Space Architects, we were appointed to deliver a high-quality refurbishment and extension that would maximise the site’s potential, both in terms of views and liveability.

Our Work

The project involved a significant reconfiguration of the existing structure. After a full strip-out, we carefully removed two-thirds of the original roof, enabling major structural alterations to the remaining building fabric.

A key feature of the works was the addition of a new first-floor extension across half the footprint of the property. This new level now provides panoramic views over the Exe Estuary — a central ambition of the client and design team.

To complement the natural surroundings and add architectural character, a bespoke oak canopy with integrated solar shading was installed. This not only provides functional solar protection but also creates a visually striking feature that frames the estuary views beautifully.

As both the principal contractor and project managers, Building etc Ltd oversaw all aspects of the construction process — from the complex structural alterations to the careful installation of bespoke architectural features. Our integrated approach ensured the project remained on programme and delivered to the highest quality standards.

The Outcome

The result is a seamless blend of old and new, where the integrity of the original gatehouse is respected, while the new interventions bring light, space, and modern functionality to the home. The transformation has not only dramatically improved the aesthetics and usability of the property but also significantly enhanced its connection to the unique coastal landscape.
